Terms and Conditions of Bookings

Rental Agreement, Terms & Conditions and House Rules for our Self-Catering Cottages


We do hope you enjoy your stay in one of our cottages and keep coming back as others do.

Please read the following, if there is something you then need to discuss please do so, we will do our best to be flexible.
 
A contract between you and us (the owners) will come into existence when we accept your booking by issuing a booking confirmation. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out here. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.


Terms and Conditions:


  1. Bookings made through our online booking platform are provisional until confirmed by us. 
  2. A non refundable deposit of £100 becomes payable at time of reservation for the part-week or week booked, and a further £100 (per week) for any additional weeks.
  3. Full payment is due six weeks before date of arrival. In the event of a cancellation after the full balance has been paid, all monies will be forfeit. 
  4. In the event of a pandemic (e.g. Coronavirus) where government restrictions are put in place for travel, these two conditions will be revised. Please see "Pandemic terms and conditions"
  5. The deposit/full payment must be paid within 3 days of the booking being placed. If payment has not been made after this, the booking will be cancelled and the dates released.
  6. The guest is expected to arrange a comprehensive travel insurance policy which includes cancellation cover, covid cover and to have full cover for the party's personal belongings and personal liability insurance. If you choose not to arrange insurance, then you accept responsibility for any loss that you may incur.
  7. Reservations commence 3.30pm on the day of arrival, terminating 09:30am on the final day.
  8. No person in excess of the number agreed at the time of reservation may occupy the property. Breach of this rule will terminate the contract without recompense to the guest.
  9. Bookings cannot be accepted from persons under eighteen years of age.
  10. We require the names, ages if under 18, and contact details of all guests.
  11. You must not use the property except for the purpose of a holiday.
  12. We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
  13. In the unlikely event that we have to cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid. No further financial claims will be considered.
  14. Please do inform us as soon as possible if you have an issue with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can assist and repair or make alternative arrangements. Due to the limited period of hire, it may not be possible to repair such items during the period of hire.
  15. Access to the WiFi network provided is intended for basic web browsing, email, and general online activities. We cannot guarantee the speed or availability of the WiFi network. Excessive or unlawful use of the WiFi network, including but not limited to downloading copyrighted material, engaging in illegal activities, or causing network congestion, is strictly prohibited. 
  16. No liability shall be accepted by us for loss, damage or theft of personal property belonging to guests, either in the property or in/to cars, bicycles or other vehicles left on the property. Nor shall liability be accepted by us for accident or injury to guests, either within the property or outside.
  17. Any left property will be returned following receipt of a pre-paid address label. Royal mail and Hermes offer a good service and the label can be e-mailed to us.

For stays in excess of a week we can provide clean linen and towels. Please request this and arrange a suitable time with us.

It is sometimes possible to arrange to have cottages cleaned during a stay longer than a week, please discuss if this is something you would like.

Please ensure that you have arranged your own travel insurance, as we do not provide this.
 
 
Dogs


  1. Only dogs declared on the original booking will be permitted in the property.
  2. All dogs must be house trained to a high standard before arrival.
  3. Dogs must be supervised at all times
  4. Dogs must not be left unattended inside, or outside the property.
  5. Please don’t let dogs upstairs, or on the furniture.
  6. Any damage caused by a dog, however small, must be reported to us at the time.
  7. All faeces must be dealt with and disposed of in the proper manner and not left anywhere near the properties, at any time during your stay. Any faeces found on departure will incur a charge of £50.
  8. As courtesy to the cleaning team, please vacuum before you leave.
  9. If the property requires additional cleaning due to excessive dog hair or if dogs have been in the bedrooms, or on a sofa, we will charge a £50 fee to cover the extra cleaning costs.

We understand your pets are part of the family, but from experience and dealing with nasty things like scratches to paintwork when pets have been left unattended, and messes on bedroom carpets which then had to be replaced, these rules have been put in place. Please get in touch if you would like to discuss anything further, we know all dogs are different and like to be a flexible as possible. We thank you in advance for your co-operation.


House Rules


  1. The cottage will be left in a good state and tidy condition, if there are breakages or damage is caused we will be told at the time and recompense, if requested, will be made prior to departure. 
  2. Please respect other guests and keep noise to a minimum after 10.00pm. We reserve the right to terminate the visit of any person whose conduct is detrimental to the comfort of others, without recompense. 
  3. No smoking allowed in any of the properties. This includes e-cigarettes. Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. E-cigarettes must not be charged in the property.
  4. No candles, tealights or naked flame of any kind is allowed in the property for safety and insurance purposes.
  5. Electric bikes and scooters are not allowed in the property at any time and the charging of their batteries is not permitted under any circumstances.
  6. Electric cars must not be charged using the electric supply from the property or using electric from anywhere on the premises. The properties electric supply is not sufficient to stand the load required and would pose a huge fire risk and power outage.
  7. Electrical items with lithium batteries i.e. mobile phones and tablets must not be left charging on soft furnishings such as cushions or beds due to the increased fire risk.
  8. Please ensure that small personal electrical appliances are switched off and unplugged when guests are out of the cottage. 
  9. Power hungry items such as portable air conditioning units or any form of room heating device may not be brought and used in the cottages under any circumstances.
  10. On departure, it would be most kind if you would strip the beds and empty the bins. We leave Laundry bags for you to make this as easy as possible.

Pandemic Terms and Conditions
 
In the event of a pandemic whereby there are restrictions in place for travel:

  1. Where the Government have placed restrictions on travel over the time the booking would be taking place, a refund or postponement of your booking will be offered. 
  2. Where the guest has paid by card, the card transaction fees will be deducted from the refund.
  3. When the Government has eased restrictions on travel but the party booked in exceeds the amount of people/households allowed, the guest will only be offered a refund upon the dates being relet.
  4. You MUST have the correct travel insurance for your stay, that covers you for any pandemic related cancellations that are not covered by us.
